Tall thin towers are rapidly becoming a prevailing typology in the world’s most expensive cities, Melbourne is one of them. Phoenix tower in Flinders Lane by FKA completed in 2014, BKK’s 60+ storey Elysium approved for Southbank in 2014 and Bates Smart’s 57 storey, 12 metre wide Collins House was an approved in March this year; momentum is rising.

Discretionary height limits in the CBD now provide the opportunity for concessions to height limits provided the tower incorporates the highest energy ratings and provides additional facilities for residents including sky gardens, incorporating recreation spaces and other shared facilities.

TTT studio will test how far the MCC is prepared to go in providing height concessions to make Tall Thin Towers economically viable. Students will be required to invent programs, incorporating residential and associated recreational facilities for thin towers on selected sites throughout Melbourne’s CBD measuring 12 to 15 metres wide.
